The shortage of new construction land in mega-cities has become an important factor constraining urban development, forcing cities to shift from incremental expansion to stock optimization. Urban villages renovation is an important means of easing industrial development and breaking the bottleneck of land resources. Based on the policy documents and news, combined with research interviews, we manually collect data, then match them with second-hand housing transaction data and POI (point of interest) data to assess the spillover and spatial-temporal heterogeneity of urban village renovation. It is found that the urban village renovation has significantly increased the neighboring house prices, i.e., it has generated positive externalities.
